With Olszynki Park in Rzeszów, Poland's tallest residential building has been completed. With an architectural height of 220.67 metres, the high-rise sets new standards – not only in terms of architecture, but also in the demands placed on the fixing technology used. Mechanical and chemical fixing solutions from fischer ensure the reliable transfer of loads in different building materials and make a significant contribution to the durability of the structure.
Olszynki Park is one of the most demanding residential construction projects in Poland. With an architectural height of 220.67 metres, the building surpasses the previous record holder, Sky Tower (212 metres). The height, scale and complex structural design of the building presented major challenges for both planners and contractors. Every component had to meet the highest standards of safety, reliability and precision.
"On a high-rise project of this scale, there is no room for chance," says Artur Hoffman, Country Manager of fischer Poland. "The choice of fixing technology is far more than an installation detail – it is a key safety factor for the entire structure. That is why the companies involved chose our proven systems, which are used wherever reliability and the consistent implementation of the design are top priorities."
A Decade of Trust
The success of construction projects such as Olszynki Park is based not only on precise structural calculations and the right product selection, but also on the close cooperation of all project partners. Reconal, the company responsible for major phases of the construction work, has relied on fischer fixing solutions for more than ten years. Roman Kotuła, Project Manager at Reconal, explains: "Two factors are decisive for us when choosing fischer: the high quality of the products and the comprehensive technical support – from installation optimisation to assistance from fischer engineers with complex technical calculations."
The long-standing partnership between fischer and Reconal has also established high common standards, which became evident during the Olszynki Park project through the speed and precision of execution.
The Challenge of Wind Loads
The taller a building is, the more significant wind loads become. Their direction, intensity and loading characteristics change continuously, generating both pressure and suction forces. For planners, this means that loads in the various façade areas must be determined with a high degree of accuracy. Particularly demanding are the intermediate floor zones and façade elements that must withstand high horizontal loads. Against this backdrop, fixing technology is far more than a secondary consideration; it is a decisive factor in ensuring the safety and durability of the structure. Any miscalculation can lead to property damage and, in extreme cases, pose a risk to building occupants and the surrounding area.
Powerful Anchorage in Reinforced Concrete
FAZ II Plus bolt anchors were used for fixing applications in the reinforced concrete sections. These mechanical expansion anchors achieve their full load-bearing capacity immediately after installation, enabling the safe transfer of high loads while meeting all required anchorage parameters. Their European Technical Assessments (ETAs) provide additional assurance. Furthermore, the wide range of diameters and anchorage depths allows the system to be flexibly adapted to the specific requirements of each project.
Perfect Injection in Aerated Concrete
In addition to reinforced concrete, aerated concrete was also used in Olszynki Park. Due to its porous structure, this base material is often better suited for chemical fixing systems than for mechanical anchors. The universal injection mortar fischer FIS V Plus was chosen for this purpose. The injection mortar encloses the anchor rod in the drill hole without voids and, after curing, creates a permanent, high-strength bond with the substrate. The result: reliable load transfer completely free of expansion forces, a minimized risk of material damage, and high load-bearing capacity even in substrates with lower bulk density. Furthermore, the system stands out for its high resistance to vibrations and dynamic loads.
Future-Proof Solutions and Efficient Installation
In addition to their high performance, the fixing solutions impressed through their ease of installation. Clear installation instructions, compatible tools and accessories, as well as comprehensive technical documentation, simplified work on site. Particularly on large-scale projects such as Olszynki Park, this has a direct impact on construction progress. Standardised system solutions reduce the risk of errors, shorten installation team training times and facilitate quality assurance. As a result, they make an important contribution to completing construction projects efficiently and on schedule.
Reliable Fixings for Demanding Construction Projects
Olszynki Park demonstrates the vital role that the right fixing technology plays in modern high-rise construction. Professional anchoring solutions help ensure the stability and long-term durability of the entire structure. With suitable mechanical and chemical fixing solutions, fischer offers the right technologies for a wide range of building materials and applications, enabling even the most demanding construction projects to be completed safely, economically and in compliance with applicable standards.
